Do I need to get planning permission for a granny annexe?

It is likely you will need planning permission for your granny annexe. Here at iHUS we have dedicated staff experienced in successfully applying for planning permission who will do all the administration work for you.

Who will benefit from a granny annexe?

A garden annexe is fantastic for families who want to live together but don’t have space, or who don’t want to totally sacrifice their independence from each other.

They are fantastic for first-time buyers looking for a way onto the property market, graduates who are returning from University and crave independence and, of course, those who need a little more support to live independently but aren’t ready for elderly residential care.

What is the difference between an iHUS granny annexe and a normal log cabin?

Unlike most log cabins, an iHUS granny annexe is fully glazed, insulated, plumbed, and heated. It is a stand-alone home and designed to be a permanent residence all year round. You can choose between one or two bedrooms and even customise the layout.

How customisable are the iHUS granny annexes?

The iHUS granny annexes are configurable to suit your exact tastes. You can choose from one of our predesigned layouts, or even design your own.

Once you have the perfect layout, you can choose from a flat or pitched roof, the type and colour of cladding and decking, the flooring, bathroom suite, kitchen units, taps, external lights, and window finishes. Practically every part of the iHUS granny annexe is up to you.

I live in a listed building. Can I have a granny annexe?

Absolutely! We have very experienced staff who can work with the restrictions on your property to ensure the granny annexe does not contravene them and will be granted planning permission.

My garden is a conservation area. Can I have a granny annexe?

Probably, yes! Our staff are well versed in planning and building regulations and can usually find the perfect solution that gives you the granny annexe you need and doesn’t break any conservation regulations or laws.

My garden is an awkward shape. Can I have a granny annexe?

Yes! We have a whole range of granny annexes to suit most plot sizes and shapes. If we don’t have the perfect one for you, we can design you one.

Do I pay council tax on a granny annexe?

A granny annexe is exempt from council tax as long as it forms part of the main home and the person living in it is a dependent relative.

Can I sell my granny annexe?

You usually are not allowed to sell a granny annexe separately to the main property, as stipulated in the planning permission conditions.

Will a granny annexe add value to my property?

Yes, granny annexes add value to a property by providing at least one extra bedroom and bathroom. Potential buyers can turn it into a holiday let or spread their own family out.

Do you have a show home?

What size is a granny annexe?

The smallest granny annexe is the Cosy Pod at 6 meters x 3.8 meters. The largest is Wheatley Extra Plus, which is 13.5 meters long and 6.5 meters wide.

The first step in the process is to give us a call and organise a free consultation. One of our expert team will come to your property to assess your garden for suitability and discuss your requirements.

During this initial consultation we will consider your current and future needs, and restrictions your property presents, and your lifestyle.

From here we can recommend suitable annexes and options for you to choose from.

Following on from this initial meeting we will draw up a detailed plan and quote. This will contain a clear breakdown of costs and options.

When you are happy we will visit your home, finalise your choices and obtain signatures.

Once all the contracts are in place, we will undertake the planning permission process. You won’t need to worry about a thing.

As soon as planning permission has been granted we will get in touch with you to schedule a build slot.

We construct the property off site and lift the frame into place. This saves on disruption for you and means your granny annexe is ready much sooner. When it is in situ we will add the finishing touches and internal elements, including utilities.
